Client Goals:
Our client envisioned a highly efficient commercial site layout on a prominent stretch of Bellaire Blvd. The goal was to balance maximum rentable space with optimal accessibility and green buffer zones.

Design Outcome:

  • Building A: 16,666 sq ft

  • Building B: 14,666 sq ft

  • Centralized parking and walkways ensure easy customer flow

  • Efficient traffic routing via Kendalia Dr & Ranchester

  • Preserved natural greenery around the perimeter for a calm aesthetic 🌲

Challenges & Solutions:
🚧 Challenge: Designing around heavy traffic zones and tight site limits
Solution: Employed a split-building layout with dedicated turning zones, and optimized every square foot using zoning compliance models and vehicle flow analysis
